Delivery deed translation (sworn)
You can have your deed of transfer translated under oath here easily online, from €59. The translation is handled by an experienced legal translator registered in the Dutch Register of Sworn Interpreters and Translators (Rbtv), so that your translated deed of delivery is legally valid at financial institutions, notaries and foreign authorities.
What is a deed of transfer?
A deed of transfer, also called a Trade Register deed is signed before the notary and registered with the Land Registry (Kadaster). This transfers ownership of a house or other real estate to the new owner. The deed lists, among other things, the personal details of the buyers and sellers, the cadastral data of the house and the purchase price. The deed of transfer is therefore not the same as the deed of sale. The deed of sale sets out the arrangements, while the deed of transfer arranges the actual transfer of ownership.

Why a sworn translation?
A sworn translation is an official translation produced by a translator sworn in by a Dutch court and registered in the Rbtv. The translator provides the translation with a statement, a signature and a stamp. This makes the translation legally valid and lets you demonstrate its accuracy to the receiving authority. For a deed of transfer from the notary this is almost always required.
Does your translation need to be used abroad? Then you can have the sworn translation fitted with an apostille. The apostille is issued by the court and makes the document valid in all countries that are party to the Apostille Convention (The Hague Convention, 1961). Frequently asked questions about translating a deed of transfer
What does a deed of transfer contain?
In the deed of transfer you find information about the sellers and buyers, the cadastral data of the house and the purchase price of the real estate. It also contains a title of acquisition, a reference to the previous deed which shows that the seller is the owner.
Is a deed of transfer the same as a deed of sale?
No. A deed of transfer is signed before the notary and registered with the Land Registry, transferring ownership of a house to the new owner. The deed of sale is the agreement between seller and buyer when the sale is concluded. So they are two different documents.
How do I know whether a translator is sworn?
All sworn translators are registered in the Dutch Register of Sworn Interpreters and Translators (Rbtv). You can search there by name, number and language combination. If the translator is in the register, the translator has a valid sworn status and may translate your documents under oath. At Ecrivus International only sworn translators are affiliated.
What is the difference between a certified translation and an apostille?
A sworn translation is an accurate, professionally translated version of the document that retains legal validity in the target country. An apostille is a standardised certification that confirms the authenticity of the document for use in countries that are party to the Apostille Convention. For use abroad you sometimes need both.
Do I need a certified translation of my deed of transfer?
When a notary, bank or foreign authority needs to verify the accuracy of your translated deed of transfer then a sworn translation is required. You recognise it by the statement, the signature and the stamp of a sworn translator. If in doubt, check with the authority that requests the translation.
